Real Estate Investors

We prepare detailed financial analyses to forecast return on investment and cash flow from investment properties. We assist in obtaining bank financing and refinancing for new and existing investments. We help in the stabilization, marketing and lease-up of the properties, to improve the return on investment. We advise clients on the best strategies for long-term management or rollover of the assets through 1031 exchanges and other tax efficient strategies.

Residential and Commercial Developers

We assist in the planning stages to ensure that nothing is overlooked in the plans and design of the project. We help in obtaining bank financing and in the process of drawing down on financing as the project progresses. For commercial developments, we assist in the execution of an early marketing campaign to secure leases in advance of project completion. Similarly, for residential units, we advise on the best leasing or sales strategies to secure deals as early as possible. Our experienced sales and leasing team assist in the design and implementation of targeted marketing for new units. Once projects have been completed, we continue to help our clients with operations, leasing or sales until the end result has been achieved.

Tax Credit Developers

We offer our clients specialized tax credit services, from file review to reporting requirements, in accordance with the Internal Revenue Code. Our team has experience marketing, leasing and managing tax credit developments, particularly new construction.

Property Management Companies

At The Ryan Approach we help property management companies to overcome operational challenges and identify opportunities for growth. Our team has many years of experience in all aspects of property management including senior management, operations, leasing, and accounting. We advise on strategies to turnaround underperforming assets and get new acquisitions leased up as early as possible. Our team assists in the development and implementation of marketing programs to fill vacancies and improve management fees for our clients. Banks

We assist banks in transitioning assets which have been acquired through foreclosure or abandonment, enabling them to focus on the business of banking. We focus on turnaround and lease-up of the properties to maximize value on subsequent disposal.

We work with non-profit organizations in providing the human resources necessary to implement projects outside of their normal business. We assist NPOs in identifying and comparing available office space and in negotiating leases to their advantage.

Our experience in the 55+ real estate market enables The Ryan Approach to assist developers in all aspects of this business. We work with owners in the development stage in reviewing the plans and designs of the project. We ensure that critical elements necessary to ensure the subsequent sale of the units are not overlooked in the design. We help developers obtain bank financing and in the process of drawing down on financing as the project progresses. Our skillful sales people will assist in the sell-out of the units, while being sensitive to the concerns of the 55+ customers.

Assisted Living Communities

Our experienced sales force work with the owners of assisted living communities in the sell-out of completed units. Our sales people are caring and sensitive to the needs of assisted living residents and work to make them feel at ease in making such a significant decision in their lives.
